Conceptual presentation. The features below illustrate the intent of the adjusted project submitted under the PPCMOI framework. Dimensions, surfaces, number of homes and amenities will be finalized with the appointed architect and are subject to borough approval.

Each floor pairs a family 3-bedroom home (5½) with a 1- or 2-bedroom home — grandparents or an independent young adult right next to the family, under one roof. 6 homes in total across 3 floors. Pets allowed, river view. Future-ready design — a staircase built for aging well and a central shaft ready for a platform lift: the building is ready to grow old with you.
4 Modulimo spots in CoHabitat car-share from day one — no private spots. Booking via the app, electric minivans shared between residents.
Backyard dedicated to greening: fruit trees, edible plants and a biodiversity corridor. Green rooftop with photovoltaic panels and river view.
The founder lives in the building — local anchoring and close-up governance. Resource management, bookings and resident communications via CoHabitat, operational at delivery.

Pointe-aux-Trembles, at the eastern tip of the Island of Montreal, between the St. Lawrence River and Rivière des Prairies — a setting where the essentials are within walking distance.

April 2026
Submitted to the Direction of land development and technical studies of the borough, under Regulation RCA03-11009. Evaluation based on the Urban Plan, Zoning Regulation RCA09-Z01 and specification grid 007.
May 9, 2026 — City response
The borough notes that the submitted project exceeds the site's capacity under the current zoning 007 framework (density, footprint, side setbacks, parking). However, the City states it is willing to study a revised proposal under the PPCMOI framework (Particular project for construction, modification or occupation of a building), under the following conditions:

Modulimo submits a revised version aligned with the parameters requested by the borough. The core concept — car-share, multigenerational, food forest, CoHabitat management — is preserved.
June 3, 2026 — In progress
The appointed architect issues revision r2 of the site plan. The program takes shape: 6 multigenerational homes across 3 floors — each floor pairing a 3-bedroom home with a 1- or 2-bedroom home — with a 38% lot footprint and 4 indoor parking spaces in the basement. Documents issued as preliminary ("not for construction"), subject to borough approval.
Summer 2026 — Next steps
Meeting with the planning advisor to confirm the admissibility of the adjusted model, plan revision (site plan, shared parking, landscaping) and formal submission of the PPCMOI application to the borough.

Living framework
A clear common framework, designed to ensure the quality of life of all residents.
These rules apply to all buildings in the Modulimo network and form an annex to the lease.
The home is rented for residential purposes only. Any commercial activity causing a nuisance is prohibited without written authorization.
Smoking or vaping is prohibited in the homes, on the balconies, in common areas and on the grounds.
A pet may be allowed with authorization. It must be clean, quiet and non-aggressive.
Respect the quiet enjoyment of the occupants. Avoid any excessive noise between 10 p.m. and 7 a.m.
A minimum civil liability insurance of CAD 2,000,000 must be maintained at all times.
The tenant keeps the home clean and is responsible for damages caused by themselves, the occupants or the pets.
Any leak must be reported immediately. Minimum temperature of 15 °C is mandatory in winter.
No modification may be made without the owner's written authorization.
Appliances that could cause water damage or electrical overload are prohibited without authorization.
Any subletting must be authorized in writing. Any short-term rental (Airbnb) is prohibited.
Spaces reserved for working vehicles. Mechanical repairs and storage prohibited.
Common areas must be kept clean. Storing items there is prohibited.
Reproducing keys or access devices is prohibited without authorization.
The owner may inspect with a minimum 24-hour notice, in accordance with the law.
Rent may be adjusted at renewal in accordance with applicable rules.
Signing the lease implies full acceptance of these rules by all occupants.
