Modulimo projects

Pointe Est — Montreal

Preliminary concept · PPCMOI in progress

First deployment of the Modulimo model — a multigenerational building on rue Bureau in Pointe-aux-Trembles. Three extended families, shared car-share, food forest. Final features to be defined with the architect.

Pointe Est — Modulimo, Pointe-aux-Trembles

Countryside in the middle of the city.

Pointe-aux-Trembles offers an exceptional living environment at Montreal's eastern tip — nature, school, and transit within walking distance.

Conceptual presentation. The features below illustrate the intent of the adjusted project submitted under the PPCMOI framework. Dimensions, surfaces, number of homes and amenities will be finalized with the appointed architect and are subject to borough approval.

Industrialized construction — 3 storeys

High-performing, safe materials that support industrialized construction — controlled quality, speed, low carbon footprint, reduced costs. Technology choices will be finalized with the appointed architect. Proposed footprint of about 38% of the rue Bureau lot (zone 007), well below the 50% maximum allowed.

6 paired homes — multigenerational model

Each floor pairs a family 3-bedroom home (5½) with a 1- or 2-bedroom home — grandparents or an independent young adult right next to the family, under one roof. 6 homes in total across 3 floors. Pets allowed, river view. Future-ready design — a staircase built for aging well and a central shaft ready for a platform lift: the building is ready to grow old with you.

Shared car-share in the basement

4 Modulimo spots in CoHabitat car-share from day one — no private spots. Booking via the app, electric minivans shared between residents.

Food forest + green roof

Backyard dedicated to greening: fruit trees, edible plants and a biodiversity corridor. Green rooftop with photovoltaic panels and river view.

Owner-occupant + CoHabitat

The founder lives in the building — local anchoring and close-up governance. Resource management, bookings and resident communications via CoHabitat, operational at delivery.

From idea to permit — step by step.

The Pointe Est project is the first Modulimo deployment. Here is its regulatory path within the Rivière-des-Prairies–Pointe-aux-Trembles borough.

Winter 2026

Initial concept — Pointe Est

First Modulimo project: multi-family building at 16365, rue Bureau. Integrated design from the start — shared car-share, CoHabitat management, multigenerational model and food forest in the backyard.

April 2026

Submission — Preliminary admissibility review

Submitted to the Direction of land development and technical studies of the borough, under Regulation RCA03-11009. Evaluation based on the Urban Plan, Zoning Regulation RCA09-Z01 and specification grid 007.

May 9, 2026 — City response

Not admissible under the standard framework — PPCMOI option opened

The borough notes that the submitted project exceeds the site's capacity under the current zoning 007 framework (density, footprint, side setbacks, parking). However, the City states it is willing to study a revised proposal under the PPCMOI framework (Particular project for construction, modification or occupation of a building), under the following conditions:

Max. 3 storeys Min. 4 homes Min. 4 parking spaces Side setbacks ≥ 1.5 m Footprint ratio aligned with sector (15–30%) Integration with the built environment and greening

May 2026

Adjusted project — compliant with PPCMOI framework

Modulimo submits a revised version aligned with the parameters requested by the borough. The core concept — car-share, multigenerational, food forest, CoHabitat management — is preserved.

3 storeys — compliant 6 homes · 3 extended families 4 shared car-share spots Footprint 38% of the lot (50% max. allowed) Side setbacks 1.5 m (min. side) Food forest in the backyard Owner-occupant — local anchoring

June 3, 2026 — In progress

Revised site plan (r2)

The appointed architect issues revision r2 of the site plan. The program takes shape: 6 multigenerational homes across 3 floors — each floor pairing a 3-bedroom home with a 1- or 2-bedroom home — with a 38% lot footprint and 4 indoor parking spaces in the basement. Documents issued as preliminary ("not for construction"), subject to borough approval.
